- First, is buying a home right for you?
We will sit down with you and evaluate your situation. We will determine if it is best to proceed with buying a home at this time. Several factors we will consider are, is your current living area too large or small, are you new to the area, are you renting, how much home can you afford? and others.
- The next Step, hiring a Realtor©, authorizes us to represent you in the Real Estate transaction.
We will be there to help you every step of the way from choosing the right property to the right lender for you and all the other steps in a smooth real estate transaction. - Next, we will help you get pre-approved for your loan.
We will prepare you to meet with the mortgage lender to be pre-approved for your loan. This is important for two reasons. The first, you can shop for your home with confidence of knowing what your payments will be and the monies needed to close on your dream home. Second, your pre-approval makes you a cash buyer to the seller making your negotiating postion as strong as possible and saving you money.
When you are pre-approved, you will recieve a pre-approval letter from your lender. By attaching this letter to your offer on your dream home or property, you put yourself in the best possible postion to buy that property. In
the event of multiple offers on your dream property, the sellers will have a greater comfort level with your offer improving your chances of winning the battle for the property
- The next step is to determine and find your dream home. We will review
items like price range, area, style, size, bedrooms/baths, schools, lot size and others to determine the optimum home for you.
We will do a search of all Multiple Listing Service (MLS) homes and get a selection from which
you can choose. We will then walk you through the listings with the descriptions and directions to each home. We can assist you in locating and viewing these homes or we can take you on a tour of them. Just make a list of the homes
that you like, and we will then make arrangements for private showings.
- Once you pick a home that is right for you, we will assist you through the
process of making an offer and negotiate the best price and terms for you.
The process from contract to close is primarily the job of The Les Walden Team. We will coordinate all contingencies in your contract such as, Home Inspections, Termite Letter, Mortgage Loan Paperwork, etc.. The Les Walden Team will take care of the details for you.
- Prior to closing, The Les Walden Team will confirm all contingencies have
been met to your satisfaction and that the property is ready for you.
On average, the time from contract to closing is about 30 days. Every transaction is unique and personal. The Les Walden Team will monitor the details to
ensure a smooth and successful closing.
